Personal finance personality Dave Ramsey says real estate can become a cash machine when there's no debt attached to it. Buy one or two properties, he says, and the cash they generate can eventually help buy the next one.
A "School of Hard Knocks" TikTok posted last October featuring Ramsey got into his wealth, business and approach to money. When asked whether he was a millionaire or a billionaire, Ramsey had a simple answer.
"Probably a billionaire."
He added that he doesn't track the figure that closely.

Ramsey said his company, Ramsey Solutions, generated $300 million last year.
"God's been good to me," he said.
His real estate holdings are another big piece of the picture. Ramsey estimated that he owns roughly $800 million to $850 million worth of property, all paid for in cash.
"I don't borrow money," he said. "Debt equals risk, and the borrower is slave to the lender."
That brings the conversation back to real estate. Without mortgage payments cutting into the income, Ramsey said properties can produce substantial cash flow.
"The interesting thing about real estate, when you don't have any debt on it, is it cash flows like crazy," he said. "Like lots of cash. If you get one or two properties pretty quickly, they'll throw off enough cash to buy the third one," he added.
Ramsey's Career Advice Is Just As Direct
Ramsey's advice on building a career is nearly as blunt as his approach to debt.
"Nobody's going to come discover you. Nobody's going to come save you," he said. "The Lone Ranger's not coming. The cavalry is not coming. That's just in the movies."

His message is simple. Get up, do the work and keep going even when there's no guarantee of an immediate payoff.
"You have to get up, leave the cave, kill something, drag it home," Ramsey said. "And by the way, tomorrow you have to get up, leave the cave."
He also offered an unexpected compliment for younger workers. Ramsey said he has about 600 Gen Z employees on his team and believes they "might be the best generation I've ever led."
He credited their comfort with technology and said, "You guys grew up with this magic wand in your hand."
The downside, in his view, is wanting results quickly.
"The best barbecue is cooked the whole weekend, not in the microwave," Ramsey said.

Another Entry Point Without Taking On Debt
Buying an entire rental property with cash requires considerable capital. Fractional real estate offers a different way to get exposure to the asset class without purchasing a whole property.
Platforms such as Arrived allow investors to buy fractional interests in rental properties for a much smaller initial investment. Anyone can get started with as little as $100. That can provide a share of rental income and potential appreciation without requiring an investor to find tenants, handle property issues or take out a mortgage.
For someone interested in Ramsey's basic real estate thesis but not ready to buy an entire property outright, fractional ownership can offer another entry point.
Ramsey's strategy depends on owning the property free and clear and allowing the resulting cash flow to help fund additional purchases. Fractional real estate takes a different route, giving investors a way to participate in property ownership without taking on an entire property's price tag.
Either way, the basic appeal of real estate comes down to the same thing Ramsey highlighted in the TikTok — an asset that can potentially generate cash while it remains owned.

Building Wealth Across More Than Just The Market
Building a resilient portfolio means thinking beyond a single asset or market trend. Economic cycles shift, sectors rise and fall, and no one investment performs well in every environment. That's why many investors look to diversify with platforms that provide access to real estate, fixed-income opportunities, precious metals, and even self-directed retirement accounts. By spreading exposure across multiple asset classes, it becomes easier to manage risk, capture steady returns, and create long-term wealth that isn't tied to the fortunes of just one company or industry.

For accredited investors looking beyond stocks and bonds, EquityMultiple provides access to vetted commercial real estate deals starting at $5,000, with only ~5% of opportunities passing their due diligence process.
